Position Overview:
As an Asset Manager, you will play a vital role in the expansion and development of our long-term care portfolio. Working with a tenured executive management team, your primary responsibilities will include overseeing triple net leasing relationships with our healthcare partners, providing analytical support to management to enhance and protect asset value, and working to maximize portfolio optimization through improvement in operations, dispositions, or repositioning of the real estate.
This position will require a highly motivated self-starter who is collaborative, analytical, and has an interest in real estate.
Responsibilities:
Develop an understanding of the assets in the real estate portfolio, including operational and financial performance and any needed enhancements in the physical plant
Gather, compile, and analyze healthcare market conditions, economic and capital trends and other factors impacting the performance of the portfolio for strategic investment to improve the assets for the benefit of the patients and employees
Prepare and maintain monthly/quarterly reports on asset performance for management, investors, and ownership (includes tenant level and portfolio level analytics regarding operational performance and key metrics)
Assist management with the implementation of key strategies, including income and expense budgeting/forecasting, leasing plan, and capital improvement budget
Prepare financial analysis and modeling for asset evaluation (operational review of current and past financial data for each tenant and propose, implement, and monitor solutions for under-performing assets)
Perform quarterly business reviews with the management teams of our various healthcare partners
Assist with researching and identifying new healthcare operators/tenants upon expiration of an existing lease; includes working with investment bankers and outside legal counsel
Assist with loan documents and purchase and sale agreements
Manage all aspects of the acquisition of new assets, including identifying/sourcing, underwriting, due diligence, and closing of transactions
Ensure all lease compliance requirements are being met for the assigned portfolio assets
Conduct periodic site visits to review physical condition and evaluate and explore opportunities for asset improvements
Develop clear, concise written summaries of analytical work in presentation format
Perform other research and analyses as required

Base Salary Range: $130,000-150,000
